Would there be any problems keeping a firearm in an unheated bldg.(temps<10deg F) and using it at a moment's notice?

Temperature can affect powder but in most cases high temp is worst. Keep it cleaned and lubed for the temperature and check it often.

Use a good lube that doesn't freeze. You will be fine. We get days of -20 below up here.

The only problem I can think of is that the firearm will form condensation on the steel parts when (or if) it’s moved into a warm area. That condensation will cause rust if not cleaned properly after the firearm warms back up.

No WD-40 or such. Use a good gun specific oil, use it sparingly. Keep the firearm cold, it will collect moisture otherwise, as BigV said.

One other thing. Check to see that the firearm you chose for defense can be fired in cold weather with winter gloves on. Triggers may not return fully. Material can get caught in the trigger or trigger guard and tie up the action. Having the gloves off means you are vulnerable to frostbite. Just something to consider with winter conditions being here.
