Questions on opening a gun store.

I am considering opening a niche market gun store in the Phoenix area and am soliciting comments from those that have gone into this business, pro and con. I realize that there is no shortage of places to buy guns in Phoenix but I have an idea I am kicking around that would be unique to this area.

My main advice? Take whatever amount of money you think you will need to spend to get set up, and triple it.
