Texas Mississippi or Alabama

ive lived in the Fort lauderdale area for over 17 years now, and im getting very sick of it. ive decided i either wanna go to alabama, mississippi, or Texas(im looking more at east texas, or somewere else in texas thats green) i'd like to get into farming again, so wich ever of thses states has good cheap farmland, where i can also do hunting and fishing.
im pretty sure all of those states are gun friendly, but do any of them have open carry?
i suppose i could be talked into moving to Louisiana, but they way their gov handled Katrina kinda turned me off.

a side note, im also a Catholic so id like to be somewere where a church isnt too far away
any recomendations or suggestions would be appreciated
 
You can come out here to louisiana where it seems like you are never more than 5 min. from a catholic church. You here a lot of french but not to much of anything else. Nice, quiet, and lots of room for sugarcane.
 
MS has some outstanding farmland; the whole state is very green. Open carry is allowed with a CCW permit. Seem to be plenty of Catholic churches in populated areas in my experience.
 
East Texas land is running about 3 thou an acre...

lately. Might do better buying a whole farm........chris3
 
I have serious concerns about Texas. With the massive illegal immigration problems and Texans refusing to address it, I think that it will become very difficult to live and work there long term.

I would look at MS or AL.

The trouble with AL farmland is so much of it is really nice land for hunting clubs. An old rule of thumb was that land was worth 15-16 times what its annual rent is. Meaning; if your corn field rents out for $100/acre/year then it is worth $1500/acre. However, land that is near any city sells for more than that for "land, just for a get-away.

One of the long term investments is tree farming. Some trees will grow about $300 worth of wood per year. So times 15 it is $4500/acre. The thing with that is it is your kids who will harvest the trees. And the trees can't just sit there. They must be prunded to get max yeild. A tree that can be trimed up 35 feet,when young, or so and them grows into a "peeler" or veneer log is worth 10x what a saw log is worth. Farming is a tough business.

How goes the catfish farming in MS these days?

Last time I was there we were open carrying on "farm property", the varmits needed shooting, and the "farm" attracts birds and ducks too...shotguns get used on catfish farms.

Just a thought. At least check out Does in Greenville for Steak, Tamales, and ambience. :)

Ever think about Southeast Ga? Maybe i'm partial having family there, but last I checked Savannah area has a pretty good Catholic population for being somewhere in the south not called Louisiana. Farming is good down there; peanuts, tobacco, cotton, sugarcane, and Vidalia onions (though I'd have to check how far out from Vidalia/ Towns county the official Vidalia growing region is) being the big stuff. Most of the smaller towns/ rural counties outside Savannah no one will care if you open carry on your property. Otherwise you can open carry with a Ga CCW. Overall friendly folks and good conservative values. I think its worth a look.

East Texas is not really the place for this. It is one of my step-father and Mom's gripes. They have actually started having drive throughs that start off speaking in spanish.
