How to legally sell a rifle?

I have a stock mini 14 that I am think about selling to a friend of mine. I live in Colorado. He owns homes in Colorado and in California but lives in California most of the time. (CA drivers lic) The sale would take place in Colorado and the gun would remain in Colorado at his place here.

If I do sell it how can I legally sell the gun to him?

If a person maintains a home in 2 States and resides in both States for certain periods of the year, he or she may, during the period of time the person actually resides in a particular State, purchase a handgun in that State. However, simply owning property in another State does not qualify the person to purchase a handgun in that State.

EDIT: I see this references handguns specifically -- I would think long-gun regs would be less stringent. Others will come along to confirm/deny.
 
The requirement is that the California person actually resides in his Colorado house for some part of the year, rather than being strictly an absentee property owner. I deal with this via my wife and I having separate legal residences; mine in Texas, hers in Georgia. We're back and forth between the two, albeit not exactly half and half.
