I think the limitation would be mostly found in your pocket book.
300 yards is 900 feet, let’s say the building is 50 yards wide (150 ft)
, 900 x 150 = 135,000 square feet. You can get a warehouse in Chicago for as little as $.38 a month per square foot (and that’s not going to be a nice one in any way). So that puts you at $51,300 a month in rent alone or $615,600 per year in just rent costs.
That’s a big hurtle to jump before you even get to all of the details.
