The wife and I were house hunting on Sat and we went tothis house that the realtor said was vacant. We entered and immediately I thought something was odd. There was a quite new tv and dvd player in the living room. Well, that wasnt too odd, but there was meat thawing in the sink. Ok, so the realtor called the boss, and was again told that this house was supposed to be empty.

Ok, so maybe the caretaker (or maintenance man, who was mowing the lawn) was thawing his meat... the tv, well i didnt think about it much again till after.

So on to the upstairs. this is where it gets kinda confusing, but I will recount it as well as I can.

I go into the bathroom to look around and as I am leaving and going to turn right to look at the room to my right, the wife opens the door. Stops, then closes the door FAST!!!

Was totally freaked out! There was a naked man in that room!!! Well, the realtor was concerned, and at that time the door was flung open and a man wearing some dirty jeans comes out and starts yelling at us to get out. Well he used more colorful language than that but you get the gist.

At this point he sees me in the doorway to the bathroom and starts to advance on me!! I am trapped on the second floor in a bathroom and cant see both his hands!!

Thankfully at the wifes' first reaction I had moved my cover garment, turned strong side away and began my draw stroke.

Apparently he knew what was about to make an appearance in this confrontation and he changed his tune really fast!

I was at first confused and then realized DUH! I am in a bathroom and there is a mirror behind me!!

Whew! Ok, well we couldnt get out of there fast enough!

Needless to say, next time we are unsure about if a house if vacant or not, we will leave and call the police after re-checking the records on wether it is supposed to be vacant or not.

Oh yeah, it turns out this guy skipped bail about 30 miles away! He was is considered armed and dangerous by LE!!

The police arrived, and entered the house "tacticoolly" (really was neat to see). Arrested the guy and took him to jail. The whole time he is screaming that I have a gun and "broke into his house"!

Officer in charge already knew I was armed and he nor any of his officers cared one whit since I was able to produce my CCW on request.:what:

Since nobody bled I guess it won't make the papers. Be sure and submit it to 'The Armed Citizen' though.

Glad you didn't have to use it.

She still thinks that it wouldnt have done any good if she'd had a CCW. She was too freaked out to react in time and was already (thankfully) reatreating down the stairs, thus, leaving he a clear backstop to target the possible attacker.

Still it is something for her to think about when considering her own safety.

I am glad I didnt have to shoot either. I train and shoot so I never have to use it.

I also read as many things as I can written by massad ayoob and hope to attend LFI so I can "brag about how lethal I am" ;)

A buddy of mine is an adamant karate student and he kids me about carrying, but admits that in a lot of ways "gun fu" is better than kung fu.

I love how people in these situations always scream that they're the victims and they're being victimized right now, damn it!

FMarlon,

Any specific training or practice routines that contributed to the end result? I'm assuming your heightened situational awareness was your greatest asset, but I'm curious if there was any particular techniques that you practice at the range that helped. Thanks in advance.

Great Job

Goes to show you being aware and ready is very important. Your mind is your best weapon. Having one and being willing just as important.

Yeah, and try to make YOU look like the bad guy!

Yes, a well-executed draw stroke, even if not completed, tends to get a BG's attention really fast... as Clint Smith has pointed out:
"You can say ‘stop’ or ‘alto’ or use any other word you think will work, but I’ve found that a large bore muzzle pointed at someone’s head is pretty much the universal language."

It gives "Full Disclosure" a new meaning..

You mean act like Democrats?

Glad nobody was hurt..

I'm also in the process of looking for a new house. Glad this worked out well for you.
My prefered caliber for house hunting is either 9mm or .45 ACP, depends on the number of bedrooms and full baths. Fortunately, I'm in Florida and won't come face-to-face with any four bedroom Tudor-style colonials. Takes a large-bore double to face down one of those puppies, especially if they are on a corner lot...bloody dangerous when they're cornered, you know.
:neener:

FMarlon,

I am glad you and yours are ok. What an experience to go through.

You may want to listen to your friend and take up some martial arts though. Having a gun is good and knowing how to use your hands and feet is good. Having all of the above is better.

Being a victim is all the rage these days.

Glad the event turned out ok.

cheers, ab

Good job! Glad it went well, sounds like he may have been the type to get violent if you weren't ready for him. Scary situation.

I am in the process of selling my house, and have moved out. I still drop in about once a week to make sure it hasn't been vandalized or had all the lights left on from a showing.

Looks like I'll been taking it off the market and moving back in though. This story has reminded me to take some extra precautions when I do move back in, just in case someone may decide to check out the 'new owners', or maybe someone that was casing the place will decide to have his own private 'viewing'...

Det. C, what do you recommend on a basement rancher?

I had a somewhat similiar experience with a jack-leg remodeler that my FIL had hired several years ago. FIL was 86 at the time and guy was fleecing him for thousands. I moved his tools out and called him to come and get them. When he showed up, he jumped out of the pickup with a clawhammer in hand and started talking about teaching me a lesson. I had a cell phone in one hand the other was behind my back. I had already dialed 911 and just had to hit the dial button. I simply told him that if he swung at me, he would be on the ground before the police arrived. He sobered up some, lowered the hammer, loaded his tools and left.
