Dream State

Tennessee fits some criteria, our schools suck, economy is good and fair, depending where. (I'm in the top right point of TN) good hunting, fishing, lots of hiking, 2 hours from Knoxville, 3 hours from Chat, easy to get guns, easy to get CCW, take your pick.

I would also say parts of Colorado fit your criteria. You will be cutting it close on getting that kind of land that close to one of the real cities (Colorado Springs would be better than Denver considering their attempted preemption of state CCW law). I do Real Estate in Colorado Springs and the surrounding area and I would say you could do 50 acres with a nice house on it back in the hills for the upper 200's. Depends on how nice/big a house you are looking for I guess.

Colorado is the best. I may be a bit biased since I grew up there but I've been all over the country and there's not a state that even comes close to everything that it offers, especially if you love the outdoors.

I guess there are a few things that grate on me though: Denver's ban on OC and the fact that I love seafood :p

Longmont is my hometown. Quiet, close to major centers (Boulder, Denver, Ft. Collins; stuff like Colorado Springs and slopes are a bit of drive but nothing too terrible), relatively low cost of living (nothing compared to Boulder, but that's not saying much), close to the mountains, going through a good number of renovations, and pretty good schools.

If you like a smaller community and land I would recommend the area around Firestone.

If you want a small community, Lyons is good. Right off of Highway 66. Little town, growing fairly well, meets about the same criteria as Longmont. Lyons Middle/Senior Highschool is fairly small (I had a graduating class of 40 something and the entire school numbered at 365) but always ranks within the top three or so for Boulder County. I liked it personally and the football program is good too.

Hope this helps!

North Dakota, Montana, or Idaho are three states I would dearly love to
live in;

AlaDan - I spent two VERY cold years in ND - while the pheasant hunting was great, something about that -50 temperatures didn't quite endear me to that state!....:what:

Sarge I would have thought Spanish instead of German, yep Tx is good
Kentucky is good, but has an state income tax, and also a city income tax a la Hazard.
Tn is good has a very high sales tax.
Don't even think of Calif. it flunks just about all of your criteria.

There's a reason why people with lots of money have multiple houses in multiple places. There's simply no place that's perfect. I would absolutely love to live out west and enjoy open space and good shooting and low taxes, but I assure you I couldn't find a slice of pizza quite like the ones here at home.

Colorado would meet that list for the most part (although the Dems in Denver are working on screwing up #4, but there's a good chance they're all going to get fired shortly).

As for the last part of #6, that might put you out in the eastern plains.

That's why I'm here. Though I don't have a 100 acre ranch (a measely 7 for me). I'm in Elbert county. It's a sprawling rural area covering more than 1,800 sq. miles with about 24,000 people inhabiting (last time I checked). I'm less than an hour from Denver, about an hour from Colorado Springs. But to find 100 acres with a home for under $300k, you're gonna have to go a little further East, maybe another 1/2 hour out or so. The Southern part of the state and Western slope are nice, but pretty much nothing but small towns South of Pueblo or anywhere West of the divide. That's why most of the population is in the greater Denver area.

As for gun laws, the only one we have that is stricter than Federal law is the "gun show loophole" BS, passed after Columbine. That is, all gun sales, dealer or private, if conducted on the premesis of a sanctioned gun show, must have a BG check done. It is the standard NICS check, done through CBI. Wait can be 5 mins to several hours, but it usually 15-30 in my experience. CCW is shall issue, with a max $100 fee and 90 days to issue. Requires NRA basic pistol cert. OC is good everywhere but denver. Couple of municipalities have their own laws against it, but CO has a state preemption law, so their's are void. Denver got "home rule", so their OC ban is enforceable. Denver also has an AWB, but unless you're a resident of the city, it does not concern you-even if you're traveling within the city.

There's a pretty substantial hot rod and off-road culture here, too, if you're a gearhead like me.

I'm intending to move, but I really hate COLD Weather!!!

I don't know what "cold" is for you, but it can get pretty chilly here from November to March. Of course, it can also be 60* in January. I've ridden my motorcycle in every month of the year. We don't often see tempertures much below zero, and in the summer, it is seldom over 95. There's usually a breeze out here on the Eastern plains, and we're at 7,000 feet, so snow falls here when it may not in Denver. But generally, the weather is very mild. The arid climate is very gun-friendly, as well.

But you'll find better sushi!.......:D

Having lived in NY, GA, TX, CO, ND, NV and now FL - all have good and bad points. Finding one "Eden" I think is unrealistic as you mentioned - because if it was that great, it would be ruined in short order by everyone coming there to live.

If you can find a place with the MOST important things to you, and the others are real close by, then that would be good, IMO. Reno has great hiking, guns, low taxes, etc., is next to CA for beaches, wines, pro sport games, etc. and is close enough for hunting in other states besides what it has to offer. But it is getting populated by many CA transplants.

OP, you might be better off looking for a good economic place where a small weekend cabin type of scenario with a short drive is doable. Like Utah - great state, open land, gun friendly, good economy, etc. and NV, ID WY, CO, AZ are all right there

My vote is for PENNSYLVANIA!

With the exception of Philadelphia & Pittsburg (#7), I think it meets all your criteria - plus you can own machine guns!

Alaska...I am in the Southeast Panhandle. This winter we have stayed pretty much above freezing. Had maybe a foot of snow this year, but that just makes for good skiing.

The Juneau area is considerably milder than Fairbanks (where I lived for the first 7 years that I was here.)

Lot of fishing opportunities, hunting is great, skiing and snowboarding, snow machine riding, glacier fields...Land and houses are a little spendy, but we have not had a murder here since 2007.

Well Oregon seems to meet all of your criteria. I do believe the winters are mild in comparison to New York. The gun laws are great and there is some great outdoor activities.

What is your job in? That might help people judge whether it is a good fit for you in their state, as some states might not have many employment oppurtunities for you.

sweet home Alabama meets all except the sales tax. maybe soon to change. wouldnt live anywhere else. love it here! not near as "backwards" as some people might think. try it.....youll like it, guaranteed

My goal in life is to one day, if it's the last thing I do (and it may well be), go to Idaho (probably first choice) or Wyoming (probably second choice), maybe Montana (probably third choice....never been to any of these places yet). It's just gotten too crowded here in Kentucky. All I want to do is quietly disappear out into the woods. I want to be able to look up at night and actually see stars. I want to walk out my door and not hear constant traffic, all day, all night, just the sounds of nature. I'd also like to go hunting without literally being shoulder to shoulder with a dozen others, some of them quite drunk, firing at anything that moves....and many things that don't. Heck, I'd like to actually be able to get lost! Can't get lost here, that's for sure. You don't have to walk very far in any direction at all without hitting a road, house, town, etc.

If I could find a suitable place in the Missouri Ozarks, or even here in KY (wish me luck), I would be THRILLED.

As far as affordability of land....it seems nowhere is affordable to me. I've had people tell me "why, you can buy land here out in the woods like you want for $500 an acre!". Buddy, them days is LONG gone.

Free Open Carry is an absolute necessity for me. If there are cities that might ban it, I can easily avoid them (I try to avoid cities anyway).
