need advice- property issue

I would suggest that you have a small tape recorder in your shirt pocket ANY time you speak to this fellow. Especially while talking about that destroyed tree stand. This has worked for me in a small claims court with a less than reasonable neighbor who tried to dodge the issue with untruths.
 
Vandalism over $5000 or some set amount is a felony.

Rebuild the stand, get some deer cameras, two or more would be nice, that way, you can use multiple angles to catch this neighbor of yours in action.

After you catch him, its time to celebrate. :D

Since you claim that you are in an unincorporated area I would suggest that you talk to the County Agricultural Extensision Agent and find out what information that he has for dealing with dogs that get loose.

If anything he will be able to tie you into the legal stuff about dogs running and such. Such might help you see further possibilities for more effectively dealing wiht situation.

Now, three lashes with the wet noodle for failing to call police when dog caused your PREGNANT wife to take a fall. Experience, from watching others, indicates that falling pregnant females are subject to many potential problems that are not immediately noticeable. Wife should have been transported to hospital and examined in ER. Bill for this should then be served on the owner of dog, better yet let insurance co. send bill. The insurance co. will just luv paying for something that is somebody elses fault. :rolleyes: Also, since dog attacked you should raise question of rabies and other vaccinations. Then County health people will need to check.

Be nice, polite, smile, and say please and thank you when dealing with neighbor. Make sure that you have all your stuff right. Then if they won't listen to reason, break them open like a double barrel and load them up.
 
I'll definatly check up on the Extention Agent suggestion. The problem though, at least in the past has been that the dogs would go back into the fenced area before anybody would show up. I think the cops did a drive-by once but as they didn't witness any loose dogs, they just kept going.

I know their dogs arn't tagged, or if they are they never wear the tags, so I will have to check up on the rabies vaccine issue too. The reason I know they never wear tags is becuase they never wear collars, and freak out if you try to put one on them.

In all my discussions I've tried hard to be firm but polite. The last time I spoke to the guy about it he got pretty defensive, but backed down once he realized I was not trying to be antagonistic.

Regards my wife going to the doctor, well lets just say I would have a very hard time dragging her there. I didn't find out about the incident until a few hours afterwards (I was at work at the time) and by that time she had made up her mind that she was just fine. A few years ago, when we lived in Wichita she got hit by a car while rollerblading (all the other guys fault - tried to tun on a red light, she had a lit walk sign) and when she called me (I was out of town) she didn't seem to think it was really necessary to go to the hostpital. It took me and her mom yelling at her to convince her to go. Good thing too as she had a dislocated shoulder in addition to abrasions on her face. If she put up that much of a fight then, you can imagine her response with no obvious injuries. She's fine with regular checkups and such, but otherwise it takes a lot to get her to a doctor.
