All she wanted was the cost of property tax. My brother had done some selective logging for her in 2009 and she was impressed with how well he did bookkeeping and that he didn't try to cheat her. That's a good price for a five year hunting lease.
She said she was the only person who hunted it for years. She is about 70 and had hip surgery a few years back. There is supposed to be a lot of turkey on it, but I have never tried turkey hunting. That sounds ideal.
You had better check for stands.
Best of luck.

I have a call that my brother gave me. I think the turkey would laugh itself to death if I tried using it.Congrats
You'll be buying blinds, decoys, and calls.
But it's all good. Turkey season is a great time to be in the woods. The weather is warm, and spring is in the air.
Congrats

...and the ticks are out in full force...
That's one reason I like a healthy opossum population. They eat thousands of them pesky bloodsuckers every year.
Oh if the turkey do that it's a win win you don't waste ammo.I have a call that my brother gave me. I think the turkey would laugh itself to death if I tried using it.
We primarily shoot antlerless and cull bucks. I'm hoping it pays off in a few years. If your brother gets that land, I’d most HIGHLY suggest looking at deer habitat videos on YouTube. You could have awesome hunting for a long time.
I’ve deer hunted for over fifty years. I’d much rather turkey hunt. Again, you can do habitat enhancement that favors both deer and turkeys.
If you have control of that much land, you should have record book deer in your land every year assuming it’s managed properly and it has potential buck bedding areas. We’ve taken three record book deer off my brother’s farm, and it’s not managed for deer. We don’t shoot anything we won’t pay to put in the wall, 140 class or better. If you kill all the little ones, you never have big ones

I will be helping her when I see things that need done.
I don't feed deer besides food plots and several mineral blocks. That's about $5 per acre per year which is reasonable. Install a corn feeder in the most secluded spot and put corn in it at least once a month throughout the year. And don't target practice on the property. It's not what you do just before hunting season it's what you do all year long.
I will only get out here once a month except deer season. I will be walking the property on Saturday. My main goal is 4 tags per year. If one is a buck, it's a bonus. Between that, rabbits, fish and a couple pigs, I don't buy much meat.Land owners like to lease hunting rights to hunters who live 300 miles away because it take away the problems that happen when they lease to someone local.
......and since turkeys don't have a sense of smell, one can douse themselves with repellent without fear of spooking them.
