Problem with late night visitors

So my girlfriend and I have just moved to the Indianapolis area and we are currently renting a condo. When we finally got all moved in we were informed by the landlord(who has no business being a landlord) that the guy who used to live here was into drugs and was even raided by the police and put in jail for about a month. :banghead: This really pissed me off that he never informed me of this BEFORE we moved in. So we are trying to just stay here long enough to save some money up and buy a house but yesterday was the second time that an unsavory person showed up at the house.

At about 4 in the morning my dog starts going ape **** and then the doorbell starts ringing. I immediately jumped out of bed and grabbed my xd45 put one in the tube and headed downstairs. The g/f starts looking out the upstairs window and says there is no car out there. So I wait a sec and then walk to the door and look out the peephole to see one very edgy looking dude standing there. He continues to wait for at least 3 or 4 minutes before ringing the bell again. Then waits about 5 minutes the whole time the dog is going crazy. Then he walks across the street to the next street of condos/parking and a car comes out and turns toward our place. He passes up the house going toward the back of the subdivision which has no exit and he is driving VERY slow. A few secs later and he comes back our way. Pulls into our street right in front of our house and parks. Gets out and comes back to the door and rings the bell again. He waits about another 5 minutes and then finally gets back in his car and leaves again this time actually leaving the neighborhood.

I have to say that I was very calm the entire time...I had a good position on this guy and had decided that if he started to kick the door or break in somehow that I was going to have to probably shoot him. I have a streamlight on my xd so that was my first choice of action, blinding him. But I have to say that I never had an adrenaline rush or anything. I was thinking clearly the whole time. The only regret that I have was not calling 911. I just figured that this guy would get the point that no one was going to answer the door and leave. If I would have known that he was gonna stick around for so long I would have called. One thing I learned is that the g/f needs to get more training with a weapon of her choice since when I told her to stay in the room with the shotgun she says, " I don't know how to use it" :eek::banghead: She has used it before but not very often. also pants would be nice since I was in skivies the whole time.

So....Tell me what I did wrong. Should I have annoucned my presence? Said leave the cops are on their way? Said I have a gun? Any suggestions?
 
Hrmmm, my first thought would be to put a sign on the door with the previous occupant's forwarding address. (it'd be especially good if it was John Smith, County Jail).
 
I was thinking of doing this but couldn't decide if I should or not. I do not know his fwd addy but I was thinking of putting "so-and-so no longer lives at this address"
 
I would have informed the guy that the old guy was gone. You have a light on the pistol, crack the door and hit him with the light. It would blind him and scare the **** out of him. Word would get around that ther are no drugs for sale there anymore. I am sure there are others who don't agree with my methods. Just my two cents worth.

I would have called the cops, other than that, I don't see a problem with your "wait and see" approach. Better to avoid the confrontation that might have led to your having to shoot him imho.
 
Oh, make sure you get a little notebook and keep track of anyone who "visits".

I would have called the police. They were acting suspicious. Everything else you did was good.

put a sign on the door telling the former clients what was up. nowadays i would mount a lil cam dummy orreal and mention that i was filming for the cops. word will spread fast heck the cops might actually help. they blike squeezing users to get to higher ups
 
I am not sure if I can put a sign up...I think I am going to anyway but I am pretty sure the condo assn. is gonna get salty about it. I say screw 'em
 
Other than calling the cops, I can't see anything else you could have done. Might be worth it to call the cops after the fact and let them know you are getting a lot of unwanted early morning visitors.

Beat me to it. A fake camera and a sign with 'Premises under surveillance' etc. would work well.
I don't know of any attorneys would be able to weigh in, but my first question is if you would be able to break that lease without penalty and move on considering it wasn't disclosed to you that you were renting a place with a history like that...
You might like to talk to the association as well, and get special permission for these measures as it would be in the best interest of the community for these scumbags to stop coming.
No matter what DO NOT open the door.
 
I have already put up a sign saying that "John Smith no longer lives at this address" and under that "Smile you are on camera" I do have a real camera that I can put up but I might not even have to. I only have a month to month lease so I can leave whenever I need to but the place is very nice and was a great price since I didn't have to put down a deposit and with the month to month lease could leave whenever. We just hate to have to move and sign a year long lease at this point since we will prob be able to buy a nice house in about 5 months tops. Plus with the housing market the way it is I could get a great deal on a house. I have a big lab who sounds really mean when you cant see her and she is barking her head off even if she is as harmless as a goldfish so hopefully that makes anyone think twice about trying to break-in. Can you get a safe deposit box to hold rifles? I think the bank would think I am crazy if I even ask. Would love to get a big ole safe but figured I should just wait until we have a house so I can bolt it down and just leave it whenever we move years later. Thanks for all the input, it really does help. I cant wait to hear what the condo assn has to say about the sign since I am sure I will get a call about it and have to explain the situation. I hope this riff-raff is just looking for their fix and not with any intentions of robbing a house. We are in a pretty nice area and I already bought an ADT sign off ebay and put it in the front yard to scare away any troublemakers.

EDIT: Trust me I do not plan on opening the door...I will just be waiting on the other side well armed.
 
I think you got good advice.

I don't think the sign needs to read "Under video surveillance" on it, but its up to you. The sign announcing Joe Blow resides at the county jail now is good enough to drive away his clientele and friends. Change how the place looks a bit, too. Hang a decorative door hanger, or other unobtrusive clues that signify a new tenant has moved in.


And there's nothing wrong with conversing through the door. Asking who it is, what they want, and replying so and so is gone will get the word around, too.

The very first day I moved into a new rental some dude came up knocking on the door at 11pm. Very first day. Looking for someone. I mean the lights were out and my wife and I were unpacking.

I turned on the porch light and looked through the peep hole. Scraggly is a good word. I asked who he was, what he was looking for and bid him a good night. All through the locked, dead-bolted, steel exterior door.

Never had any other late night visitors.

Same time we thought some guy was trying to break into our apartment. Turned out to be a drunk upstairs neighbor that hadn't made it all the way to the 3rd floor...stopped at the second. I didn't open the door, I just asked what he was doing. Never happened again.
 
I think people who don't rent might not realize how often this happens. I have been a renter all my life and this type (but not as severe I admit) of situation has happend to me more then once.

I used to put girly things on the door, etc and found that helped. But honestly, I am not into decorating my door so for the last few years I have just not answered the door if I didn't know who it was. I don't even talk to them through the door myself.

I also agree with the comment someone made above. It makes no sense to call the cops because someone is knocking on the door no matter how late at night it is.
 
I say you did good. BTW nice choice of guns too. I would have gotten vocal saying so/ so doesnt live here. While the GF called the cops.

Also take your girl to the range. Make sure she is comfortable with it.
 
Tell him to slide his money under the door.If he gets tired and knocks again,tell him the same thing.
Oh,and get a big porch light,that you can turn on AFTER you get his money.:evil::evil:

A) no cop is being dispatched because to them it sounds like you don't want to open the door (yes, opening the door would not be the way to go)

B) No camera is going to deter old friends/ visitors of past resident

If he was trouble and known for his drugs and you choose to stay you need to protect your valuables. I recommend posting a paper on your door saying so and so no longer lives here. No landlord would raise a fuss to that.
 
Sounds like you did well. Two things I would do:

1. Should have told the GF to call 911 while you tended the door.

2. I always sleep in some lightweight gym shorts. Just as comfy as boxers but allow me to get up and be ready to go in the middle of the night. I usually sleep in a light tshirt too unless it's really warm outside.

Other than that, I think not answering and waiting is your best option. Call the PD next time, I'm sure the guy was looking to score something illegal and probably has more of said substance on him already.
