Yes, housing can be outrageous here. My townhouse is valued at over $200k, and its just a regular unit in a six-plex. The proximity to Boulder is what drives my price up. A buddy recently paid $220k for a smallish Victorian in Berthod (just north of Longmont) that was built in 1923. Sometimes one can find deals, like another friend and his wife who bought a place in Longmont for around $330k. The deal part is that the house is HUGE, and would be better suited as a set for a drug dealer's mansion on Miami Vice.

Aside from the cost of housing, I like Boulder County. Decent proximity to Denver for concerts, Eldora ski resort is just a bus ride up the canyon and the scenery at CU is just stunning. And the mountains are nine too.

Zundfolge I'm in Co Spgs too and I agree wholeheartedly that it is tops on the Front Range from a political climate point of view. But DANG do the good citizens of this area really need all the tacky strip malls they're putting up along Powers and everywhere else? I guess what worries me is: I see tons of houses going up everywhere, but very few moving vans or cars with temp tags. So what gives, who's buying all the new stuff being built here?

Sorry if I overspaketh a not-so-nice opinion of Greeley :( - one thing that is cool in that area is seeing real live oil wells - wow!
 
Well just be glad that you are not out here in SE Wisconsin. On a 300k house Property Taxes run about $5200.00 a year. This is along with a state income tax and sales tax. They get you coming and going. Taxes are insane here and if you live in Ill. they are even more. :fire: :cuss:

BozemanMT Are you by any chance from Bozeman MT. Just curious, as I am originally from Bozeman, born and raised. I would love to go back if I could make a decent living there. I don’t think there is anywhere that is more beautiful than the Bozeman valley.

We left Colorado about 15 years ago and have been trying to get back ever since. Love the Colorado Springs area. We continue to look but the job market in the computer field is still fairly tight there. But when the right one comes along "I'll Be Back". :)
 
rl2669, I can't STAND the Powers & Constitution area ... I live in Ivywild (just south of Motor City) in a nice old neighborhood (in a house built in 1910) just 3 miles from Cheyenne Cañon Park.

Colorado Springs has a little of everything ... there's plenty of newly paved Suburban sprawl in the north and east for those who like that, there's nice old neighborhoods for those who like those, there's even loft apartments downtown (a thriving downtown by the way) and there's plenty of semi rural areas as well.

And relative to other parts of the front range, the cost of living and housing isn't as bad (although its nowhere near as inexpensive as Pueblo).

The job situation is turning around here as well so those of you looking to relocate (or return) its a good time to look at the Springs again.

Well, lately I'm from Montana. it's been a long strange couple of years. Born and raised in colorado, did my time back east so now I don't have to go back. Did my time in california, so now i don't have to go back. :)

Couple years ago, got a job offer to go to Montana. Thought, how many chances do you get to go to Montana. (Bozeman to be precise). I love Montana. The job sucked though. Back to colorado, but will be back to Montana at some point, I know it.

Well yeah, I think that's part of why the prices in Colorado are so high. People don't care what a house costs, they just care how much per month.(this is really bad thinking BTW). And low (or reasonable, I wouldn't call it low, confiscatory if you ask me) makes the prices go higher.

Colorado:
Sales tax: state: 2.9%
counties (depends, usually about .5)
RTD (blows complete waste of money, Weld doesn't have this): I wanna say it's .5 but it could be more.
Cities: 3% to 5%.
so total sales tax in a county, about 4%, total sales tax in cities: 7 to 9%

income tax state: 4.25% (not bad)

car registration is a joke though, ti's outrageous. My 2002 Ford F350 is going to cost over 600 dollars (in the county, no city) :cuss: :banghead: . joke

Car insurance is about a 1000 bucks a year for a good driver (more or less)

House insurance is about a 1000 bucks a year (more or less)

Property taxes are about 1200 to 2000 bucks (150k to 300k, depends on area)

It's very dry here, if the humidity if 50% it's raining. :)
Snowfall is not bad on the front range or western slope, the mountains get a lot though.

ExtremeDooty, where do you want to live? what do you want to do? How much money do you make (approx, but you can't live in Vail on minimum wage), kids? married? what types of things do you like to do? like the hot? the cold? WE need more details to narrow this down

sssssshhhhhhhh! We're trying to keep that a secret.

Our house, and some of you have seen it, a 1933 bungalow in somewhat disrepair, on 35 acres of Arkansas river bottom land (with 900 feet of river frontage), cost $139K in 1994. Job market here though, is non-existent.

Political climate is great. During the Colorado Get Together at our place, one of the neighbors called the sheriff's dept about the gunfire and "explosions" (it was a black powder cannon) at our place. The deputies responded "Gunfire at the Ashcraft place, so what?". :D
 
This state is ok if you can afford it.

Denver and Boulder liberals are as nasty as liberals everywhere. The Boulder people are endlessely entertaining. I know very well, since I work for CU. The only other bad thing is the Democrats control both houses of the state congress. I disagree about Denver wanting to be SF when it grows up, I think Chicago is a bit closer to the truth.

The only other issue is money. It's really expensive to live here. On the upside, the gun laws are a dream come true.

If I get the job I'm interviewing for, I'd be working for a roofing company in Eagle. High 40's plus commissions, but I don't know how much that will be. Recently separated, so I'll be on my own without any spare money. I like to fish and shoot guns and watch TV. Is learning to ski a requirement? I'd probably need to live within 30 minutes or so of Eagle. So I don't think I get a choice between hot and cold. The salary for this job would be great where I live now, but I'm getting real concerned if this will be enough for the area around Eagle.

The pictures Zak posted are beautiful, so I'd really like to make this work. Besides, I really want to get away from here. (see sentence #3 of previous paragraph) I've always wanted to "go west young man" and Colorado is looking mighty good. Any helpful info would be appreciated.
 
Eagle (the whole Vail valley) is outrageously expensive. I think 40k is not going to be enough to do much of anything. You're going to have to either live in a shack with 14 roommates or commute from Glenwood/Rifle. There's got to be a Vail newspaper, look up what it's going to cost to find a place to live. Plus I would also think that roofing in the mountains is about a 4 month a year job, once the snow starts coming down, that's over.
The Front Range needs plenty of roofers.

There is a fair sized Trades Community in the Eagle area. There is also always a fair sized seasonal workers community in the mountains.

So there is ususally housing available and people to split rent with.

Everything is a trade off. You want to live in paradise, there are some adjustments.

I used to water ski a lot and loved it. The one time I went to the slopes in upstate NY, I came back with a foot long bruise starting at my left hip, a broken ski and nightmares of children laughing at me as they whizzed by me on the "Bunny Slope." It sort of lost its appeal after that.

went into a pawn shop on my way home from the range and bought two ruger 10/22's with rifle soft cases and one buttler creek 25 round mag for each plus one mossberg 12ga for $300 out the door and got top take them home with me also.

Boulder much to my surprize has one of the better gun clubs in th state with a 10 year wait to get in.
If you can make it a go here it is a good place to live.
With another 10K to 15K troops coming to the springs along with everything starting to get better the prices in the springs for homes I think should start going up also.
